Which wards make up District 2 now?
Under Resolution 1685/NQ-UBTVQH15, the wards of the former District 2 — later part of Thu Duc City — were reorganised on 1 July 2025 into three new wards: An Khanh, Binh Trung and Cat Lai. Districts were abolished on the same date, so 'District 2' lives on as an everyday name rather than an official one.
The old An Phu ward was split between An Khanh and Binh Trung. Documents issued before the change remain valid, so many leases and pink books still say 'Thao Dien Ward' or 'An Phu Ward, District 2'. When you book, just give us the building and unit number — we know both the old and new addresses.
- An Khanh ward
- The former Thu Thiem, An Loi Dong, Thao Dien and An Khanh wards plus part of An Phu: Sala, the Thu Thiem new urban area, Thao Dien and part of An Phu.
- Binh Trung ward
- The former Binh Trung Dong and Binh Trung Tay wards and the rest of An Phu — home to The Global City, Diamond Island, Estella Heights and Palm City.
- Cat Lai ward
- The former Thanh My Loi and Cat Lai wards in full, including Feliz en Vista, Vista Verde and One Verandah.

- All three wards are on our regular schedule, 07:00–20:00 daily. Our office is at 72 Nguyen Co Thach, Sala, An Khanh ward.
District 2 neighbourhoods and the homes in them
District 2 has a bit of everything: riverside villas, gated compounds, high-rise towers and townhouse estates. Thao Dien, An Khanh (covering Sala and Thu Thiem) and Binh Trung each have their own area page with more detail; here's the overview.
- Thao Dien
- Riverside villas, gated compounds and towers such as Masteri Thao Dien, Xi Riverview Palace (190 Nguyen Van Huong), Thao Dien Pearl (12 Quoc Huong), Gateway Thao Dien, Lumière Riverside, The Nassim, Tropic Garden and The Ascent. Now part of An Khanh ward.
- An Phu and Vo Nguyen Giap Street
- Large family apartments such as The Vista An Phu (628C, the former Hanoi Highway) and Masteri An Phu (179) — which, despite its name, sits in the former Thao Dien ward. Both are now in An Khanh ward.
- Thu Thiem and Sala
- High-rises in the Thu Thiem new urban area — Empire City, The Metropole Thu Thiem, The River Thu Thiem, Thu Thiem Zeit River — and, in Sala, the Sarimi apartments, Saroma villas and SariTown townhouses. All in An Khanh ward.
- Binh Trung
- SOHO townhouses and apartments at The Global City on Do Xuan Hop, apartments and villas at Diamond Island, Estella Heights at 88 Song Hanh, Palm Heights apartments and Palm Residence homes in Palm City, and townhouses and semi-detached villas at Lakeview City on Song Hanh.
- Cat Lai
- Feliz en Vista (01 Phan Van Dang), Vista Verde (02 Phan Van Dang) and One Verandah on Bat Nan Street — all in the former Thanh My Loi ward, now Cat Lai.
What different District 2 homes need
- Riverside villas and compounds
- Large, multi-level homes with stone floors, solid wood, gardens and ceiling cassette aircon. We survey first and send a team sized to finish on the day.
- High-rise apartments
- Usually one wall-mounted aircon per bedroom, plus mattresses, blackout curtains and built-in wardrobes; balcony glass and sliding-door tracks collect dust from the main roads. Combining aircon with a deep clean saves you a second visit.
- New handovers
- Cement dust, fine dust, adhesive, paint and protective tape left after construction are handled by our move-in cleaning process, which is separate from a regular deep clean.
- Townhouses
- Several floors, stairs, balconies and roof terraces; priced at the townhouse rate, with attention to street dust, railings and front glazing within safe reach.

Tuoi Tre reported in 2020 that Thao Dien alone was home to nearly 6,000 foreign residents from 102 countries, and many more international families live in An Phu, Thu Thiem and Sala. End-of-tenancy cleaning for District 2 rentals
Most expat rentals in Thao Dien, An Phu and Thu Thiem come fully furnished, so the gap between tenants is the right moment to deep-clean what's been lived with. Book as soon as the outgoing tenant returns the keys, leaving time for mattresses, sofas and curtains to dry fully. Landlords abroad can leave a key with reception and follow it all on WhatsApp; the Up Report gives landlord, tenant and agent a dated record of the property's condition. We don't act as agents, find tenants or carry out repairs.

Rainy season and riverside homes
According to Ho Chi Minh City climate data published on the Government portal, the rainy season runs from May to November, with average relative humidity of 79.5% across the year and around 80% in the wet months. Leafy, riverside parts of Thao Dien and Sala feel it most — expect musty curtains, mould spots on wood and grout, and aircon drain trays that need attention. We recommend a deep clean at the end of the dry season, and your specialist will note any damp spots in the Up Report.
Aircon cleaning in District 2
Units that run for long hours in the hot months clog quickly — hence the smells, drips and weak cooling. We protect walls, floors and furniture, clean the indoor unit with a purpose-made drip bag, and flush the tray and drain line. Outdoor units are cleaned only where they can be reached safely; many buildings put them in a service balcony, and we'll tell you in advance if yours can't be reached.
Every aircon job carries a 90-day guarantee against leaks, unusual noise or reduced cooling caused by the cleaning. Gas pressure is checked free; if it's low, we quote the top-up first. We don't repair components.
What it costs: examples by home type
Calculated from our current published rates, using example floor areas. Your final price is confirmed as a fixed written quote before we start; larger villas may be surveyed first.
- Example: 1-bedroom, 50 m²
- Deep clean: 50 m² × 15,000 VND = 750,000 VND, so the 900,000 VND per-visit minimum applies.
- Example: 2-bedroom, 75 m²
- Deep clean 1,125,000 VND; one 2 HP+ and one standard wall unit: 550,000 VND. For a new handover, move-in cleaning: 1,687,500 VND.
- Example: 3-bedroom, 110 m²
- Deep clean 1,650,000 VND; one 2 HP+ and two standard wall units: 775,000 VND (the third is 10% off); 60 m² of glass: 600,000 VND.
- Example: townhouse, 220 m² floor area
- Deep clean: 220 m² × 17,000 VND = 3,740,000 VND.
- Example: villa, 350 m² floor area
- Deep clean 7,000,000 VND; three cassettes and three wall units (two of them 2 HP+) in one visit: 2,360,000 VND; 30 m² of curtains: 1,200,000 VND.
- Soft furnishings
- Queen mattress: 450,000 VND; king: 550,000 VND; 3-seat fabric sofa: 390,000 VND; 4-seat leather sofa: 640,000 VND.
- Regular Up Home care
- 130,000 VND per hour, 3-hour minimum — from 390,000 VND per visit.
Building access and scheduling
Many buildings ask non-residents to register at reception with ID, and moving equipment by lift or parking in the basement often follows management's instructions; new handovers may need registration with the developer, and gated compounds work much the same way. We send your specialist's name and photo ahead of every visit; time spent on lobby formalities after arriving on time never counts as late.
We cover An Khanh, Binh Trung and Cat Lai 07:00–20:00, seven days a week, and schedule with a buffer to keep to your appointment; our coordinator will let you know in advance if anything unexpected comes up. Mornings suit deep cleans and soft furnishings, which then have the day to dry. Book a few days ahead for weekends, lease-changeover periods and the weeks before Tet.
