What does industrial cleaning mean in Vietnam, and which premises do you take on?
In Ho Chi Minh City, industrial cleaning (vệ sinh công nghiệp) is the usual name for cleaning done with professional machines by a trained team, in offices, buildings, post-construction sites and large homes as well as factories. At UpClean it is a complete clean by a team under a team lead, for spaces that one or two people cannot finish evenly in a reasonable time.
Our focus is homes and mid-sized commercial premises, where care for finishes and property counts as much as speed. Factories and warehouses have their own requirements for safety, protective equipment and shift schedules, and are served under a separate process after an on-site survey.
| Premises | Scope |
|---|---|
| Office cleaning service | Small and mid-sized offices, occupied ones included: work areas, meeting rooms, pantry and washrooms, with carpet, chair and aircon cleaning on a cycle, outside office hours if needed. |
| Buildings and apartment blocks | Common areas assigned by building management: lobby, corridors, lifts, stairwells and amenities, under the building's rules on staff registration, working hours and the service lift. |
| Showrooms and shophouses | Shopfront glass within safe reach, stone floors, display and reception areas; usually finished before opening time or on a closed day. |
| Restaurants, cafés and small hotels | Kitchen deep clean, extraction hoods where safely reachable, front of house, upholstered chairs, carpets and washrooms, by monthly contract or per job. |
| Schools, clinics and gyms | Classrooms, waiting rooms, high-touch surfaces, gym equipment, showers and changing rooms. |
| Factories and warehouses | Handover cleaning of a new plant, periodic cleaning, machine floor scrubbing, and concrete grinding and polishing, scheduled between shifts. |
| Post-construction and fit-out | Paint dust, cement and adhesive on floors, glass and doors after building work. |
| Apartments, villas and townhouses | Large or multi-storey homes, and homes left empty or being prepared for a new tenant; the work can be split over consecutive sessions. |
What is included in an industrial clean?
The detailed checklist is drawn up for each site after the survey. The team works from the top down and from the inside out.
| Area or surface | How it is handled |
|---|---|
| Ceilings, lights, fans, air vents | Done first, so that falling dust is dealt with in later steps, and only where safely reachable from a proper ladder. |
| Glass, frames, sliding tracks | Glass is squeegeed and the edges dried so that no streaks remain; tracks are vacuumed free of grit before being wiped. |
| Stone and tiled floors | Machine-scrubbed with a pad matched to the floor, the dirty water vacuumed up at once and the floor dried; grout is scrubbed with hand tools. |
| Timber floors | Never wet-scrubbed by machine; cleaned with a low-water method, leaving no water standing in the joints. |
| Kitchens and pantries | Grease is removed from the hob, splashback, cabinets, sink and the outside of appliances; food-contact surfaces are wiped again with clean water. |
| Washrooms | Limescale and soap residue are removed from glass screens, tiles, showers, basins and toilets. |
| Cabinets, doors, handles, switches | Every hand-contact point is wiped, stainless steel along its grain so that it does not streak. |
| Balconies and entrances | Floors, railings, thresholds and floor drains are cleaned; the entrance is finished last, ready for the walk-through. |
What equipment and cleaning products are used?
Machines give an even standard over a large area only when they are matched to the surface; the equipment for each site is listed in the quote. Products matter as much: one that is too strong can take the shine off marble or stain stainless steel. They are chosen by material, tested in a hidden spot when the material is unknown, diluted as the manufacturer directs and never mixed. Enclosed rooms are ventilated during the work, and all products and tools leave with the team.
| Equipment | Used for |
|---|---|
| Floor scrubber | Fitted with different pads according to the stone or tile on site. |
| Commercial vacuum | Takes up dry dust and the dirty water left by scrubbing, so that floors dry quickly and water does not spread. |
| Professional window tools and ladders | Glass partitions, glass doors and large panes; ceilings, lights and glass at a safe height. |
| Cleaning solutions | Grouped by material. No acidic cleaner on marble, terrazzo or other calcium-based surfaces; nothing corrosive on stainless steel, aluminium or paint. |
What does UpClean not do?
- Work at height beyond safe reach
- Ceilings, lights, vents and glass, exterior glass included, are cleaned where they can be reached safely from a balcony, a terrace or a proper ladder. Any position that needs work-at-height equipment is listed as a separate item in the quote and carried out only if you approve it.
- Hazardous chemicals
- In factories and warehouses we do not take on the handling of hazardous chemicals.
- Clinical areas
- In clinics we clean the non-clinical areas only.
- Restoring shine by scrubbing
- Scrubbing cleans a floor but does not bring back its shine. Dull or scratched stone needs stone floor polishing, quoted separately.
- Cleaners by the hour
- Industrial cleaning is quoted per site, not by the hour. For cleaners at fixed hours, see janitorial staffing.
- Upholstery and aircon by default
- Sofa, curtain, carpet and aircon cleaning and stone polishing are added on request, at each service's own prices and in the same quote, and done in the same job.
How much does industrial cleaning cost, and how do I read the price table?
There is no single rate for industrial cleaning, but the component services have listed prices, and the table brings them together for budgeting. They are reference figures: the price for your site is the all-inclusive figure in the written quote.
For offices, showrooms and other commercial premises the price is set after the survey. Two sites of the same floor area can differ considerably: the workload follows the level of dust, limescale and grease, the share of stone, timber, glass and stainless steel, whether the glass can be reached safely, and whether the work is done inside or outside business hours.

One-off clean or a recurring contract?
UpClean provides both, and either can be put under a written service contract. Its terms follow the surveyed scope instead of a standard template: the scope by area and what is excluded; dates, hours and frequency; the acceptance standard and the 48-hour redo; the contract value, payment term and VAT invoice; liability for damage, confidentiality, site access and termination.
| Arrangement | How it works |
|---|---|
| One-off | Quoted per site and paid after sign-off. Suits a home before moving in, a showroom before opening day, or premises before handover. |
| Recurring, for businesses | A written contract sets scope, frequency, hours, acceptance standard and cost. The team that knows the premises is given priority, and an Up Report follows every visit. |
| Invoices | A VAT invoice is issued per job or per billing period of the contract by Uptech Technology Solution Company Limited, tax code 0316973414. |
How do the survey, the quote and the sign-off work?
The survey is free, on site or from photos and video sent by WhatsApp or Zalo on 0773 521 104; a large or complicated site is surveyed in person. The written quote lists each item, the number of specialists, the equipment and the expected duration, and is the final price unless you agree in writing to add something. Payment follows sign-off; a large site may require a deposit, stated in the quote.
On the day the team lead photographs the premises as found and checks each area as it is finished: no dust on cabinet tops, door frames or tracks; no streaks on glass; no standing water on floors or residue in grout; no grease or limescale at the agreed points in kitchens and washrooms. You or your representative then walk through with the team lead, and anything that falls short is put right at once. The Up Report, a before-and-after photo record, follows by WhatsApp or Zalo, and any item still below standard is redone free within 48 hours of the report. Before the visit:
- Show us the power sockets and water points near the work areas; scrubbers and vacuums need a stable supply.
- Lock away valuables, documents and fragile items, mark restricted areas and anything that should not be moved, and agree who holds the key and who signs off if you will be away.
- In an apartment building, send the development name and unit number so that we can help register the work with building management.
- A booking can be moved or cancelled free of charge with at least 24 hours' notice; later than that, the cancellation fee is 30%.
Which parts of Ho Chi Minh City do you cover?
UpClean takes industrial cleaning jobs in the central and eastern parts of the city, where teams can keep to appointment times. The city reorganised its districts into wards in 2025, so the table gives the new ward names with the old district names people still use. Work can be scheduled at weekends or outside business hours, between 7:00 AM and 8:00 PM. Quotes, confirmations and the Up Report can all be in English.
| Area | Wards and places |
|---|---|
| Former District 2 | An Khanh ward (Sala, Thu Thiem, Thao Dien and part of the former An Phu), Binh Trung ward and Cat Lai ward. |
| Former District 7 and Nha Be | Phu My Hung in Tan My and Tan Hung wards; Nha Be commune. |
| Former Binh Thanh | Thanh My Tay ward and its riverside apartment developments. |
| City centre | The former Districts 1, 3 and 4 and Phu Nhuan: offices, showrooms and serviced apartments. |
| Other districts | Districts 5, 6, 8, 10, 11 and 12, Go Vap, Tan Binh, Tan Phu, Binh Tan, the former District 9, Binh Chanh and Hoc Mon: call or message first, and the slot is confirmed when you book. |
